Do I need an EPC?
It is a legal requirement to have commissioned an EPC before marketing can start. IMS can organise this document on your behalf at a cost of £120.00 (inc. VAT).
Are there any additional marketing costs?
IMS are a no-sale-no-fee agent, and all marketing costs are included in our sales. We use professional photographers and produce a high gloss brochure for your property.
How long will it take to sell my property?
Each property sale is different and there are many scenarios and variances that can impact the speed of a sale. However, we aim to sell your property as quickly as possible and for the best price.
Who will conduct viewings on my property and when will they occur?
IMS accompany all viewings. However, in some circumstances we may ask you to conduct the occasional viewing.
Do I need to be present for viewings?
As IMS accompany all viewings and we have the access codes and keys for your property your presence is not required. It is worth noting that buyers often feel more relaxed when the owner is not present.
If I accept an offer will my property still be viewed?
Once an offer is agreed, IMS would advise that you hold all viewings to give your buyer full confidence that you attend to sell your property.
Do I have to pay Stamp Duty?
No, the buyer is responsible for paying Stamp Duty.
When do I have to move out?
On the completion date, which is mutually agreed by yourself and the buyer.
How will my property be marketed?
IMS list your property on all property portals within 24 hours of being instructed by you. These include Rightmove, Zoopla and Prime Location, but we also advertise your property on our website, across social media and on various newspaper online portals. Further to this, we also have a client database that specifically picks out potential buyers for your property.
Are you qualified property agents?
Yes, we are qualified agents. We have achieved the Level 3 Technical Award in the Sale of Residential Property and Residential Letting and Property Management.
